Roller doors are a single curtain of steel that coils onto a drum above the opening, balanced by springs inside that drum. They're common on Gold Coast homes, sheds and older garages, and most faults come from the curtain, the guides or the drum tension.
Typical roller door problems
- Curtain off the guide: usually after the door was hit by a car or forced while jammed. It needs to be re-fed carefully; forcing it creases the steel.
- Door is hard to lift or won't stay up: the drum springs have lost tension. Re-tensioning is a job for someone with the right tools, as the drum stores a lot of energy.
- Rubbing and scraping: dirty or dry guides, or a slightly bent curtain edge. Cleaning the guides and using a silicone (not oil) spray often helps.
- Dents and creases: small dents are often left alone; deep creases can stop the curtain rolling and may mean a curtain replacement.
- Opener runs but door barely moves: worn opener gear, a release that's disengaged, or limits that need resetting after a power cut.
Coastal tips for roller doors
Wipe or hose salt and grit out of the guides every few months if you're close to the beach, and keep the bottom rubber seal in good condition so wind-driven rain doesn't pool on the slab. During storm season, make sure the door is properly locked or the opener engaged; a loose curtain can flex badly in high wind.
Common questions
Can I lubricate my roller door myself?
Cleaning the guides and applying a light silicone spray to them is a reasonable homeowner job. Avoid heavy grease or oil, which collects grit, and don't touch the drum springs.
Can a motor be added to a manual roller door?
Usually yes, if the door is in good condition and runs freely by hand. A door that's stiff by hand will struggle with a motor too, so it's normally serviced first.
